Irwin Brar Builds With Discipline and Scale
A Practical Leader in Construction and Real Estate
Irwin Brar has built his career around a simple idea. Big plans only matter when they turn into finished work.
As CEO of Apex Construction and COO of Ridge Apartments, Brar works across construction, multifamily housing, hospitality, and retail. His focus is clear. Build well. Operate well. Keep improving the system.
“I do not think a project is done when construction ends,” Brar says. “If we operate it later, every decision during the build matters.”
That view has shaped his path from early exposure to family business to leading companies that deliver housing at scale.
Early Life in Vancouver, Alberta, and India
Brar was born in Vancouver, British Columbia. His family moved to Alberta when he was three years old to build a future in the hotel business.
He grew up in an Indian immigrant household. He also spent much of his early childhood in India at a boarding school. That experience gave him structure at a young age.
“When you are away from home early, you learn routine fast,” he says. “You learn to manage your time and handle things without waiting for someone else.”
Business was part of daily life. His father began building houses in 2005 and expanded into hotels in 2007. Brar watched both industries up close.
“I saw the small details,” he says. “A hotel does not run because someone had a good idea. It runs because people show up, fix problems, and follow systems.”
Learning Construction From the Ground Up
Before starting his own company, Brar learned the construction trade from his father. That gave him a practical view of how projects work.
He saw what caused delays. He saw how costs changed. He saw how one missed step could affect an entire job site.
“One late delivery can stop a whole crew,” he says. “I have seen people waiting around because materials did not arrive. That is not just annoying. That is money and time leaving the project.”
Those lessons shaped how he built Apex Construction after launching it in 2018.
Building Apex Construction
Apex Construction was started with a focus on scale and execution. Today, the company builds more than 400 affordable housing units per year.
That kind of output requires more than ambition. It requires planning, cost tracking, supplier coordination, and field oversight.
“People like to talk about vision,” Brar says. “But the job site tells the truth. Either the work is moving or it is not.”
His approach is based on repeatable systems. Standard layouts help crews move faster. Strong vendor relationships reduce delays. Regular cost reviews help catch problems early.
For Brar, discipline is not a slogan. It is a work habit.
“If pricing changes halfway through a project, we cannot sit on it for a month,” he says. “We have to adjust sourcing, scheduling, or scope before the numbers stop making sense.”
Why Operating What You Build Matters
Brar’s role as COO of Ridge Apartments gives him a long-term view of real estate.
Ridge Apartments manages multifamily communities. That means Brar sees what happens after construction is complete. He sees maintenance needs. He sees tenant concerns. He sees how early choices affect long-term performance.
“When you manage the building later, shortcuts show up,” he says. “A cheap choice during construction can become a maintenance issue for years.”
This has influenced how he thinks about housing. He does not separate development from operations. He sees them as one connected process.
Tenants want simple things. Clean units. Fast repairs. Clear communication. Brar believes those basics are where strong property management starts.
“You do not need to make it complicated,” he says. “People want things to work. If something breaks, they want someone to respond.”
Expanding Into Hospitality and Retail
Beyond construction and apartments, Brar owns and operates branded hotel properties, including Hilton and IHG franchises. He also oversees specialty retail businesses.
Each sector has its own rules. Hotels require brand standards. Apartments require steady maintenance. Retail requires close attention to customers and inventory.
Brar sees one common thread across all of them.
“Operations are operations,” he says. “If communication is weak, things break. If standards are clear, people know what to do.”
That cross-industry experience has helped him become a more disciplined operator. It has also shaped his leadership style.
A Hands-On Leadership Style
Brar describes himself as involved and close to the work. He spends time on job sites and inside operations.
He does not rely only on reports.
“You can look at a report and miss what is obvious in person,” he says. “When you walk a site, you can see if things are moving properly.”
As his businesses have grown, he has learned to build teams and systems that can operate without him touching every detail. Still, he believes leaders need direct visibility.
“I trust the process more now,” he says. “But I still check the work.”
Looking Ahead in Housing and Business
Brar plans to keep growing his housing platform while staying focused on quality and execution.
The housing market needs more supply. Construction costs remain a challenge. Labor remains tight. These issues will not be solved by ideas alone.
Brar’s answer is practical. Build systems that reduce waste. Track costs closely. Keep projects moving. Operate properties with care after they open.
“If we cannot execute properly, we do not take the project,” he says. “Growth only works when the system behind it is strong.”
That mindset has guided his career so far. It is also what positions him as a steady leader in construction, real estate, and operations.
For Brar, success is not about chasing attention. It is about finishing the work and making sure it lasts.
